I have been using QB Pro (2011) even longer for a small business that we have been running for 35 years. We are now closing that &quot;business&quot; and growing the rental property business. I would like start using QB for our rental property business, and move all the rental property info (bank accounts, vendors, etc) from Quicken RPM. Is this possible, or do I just start fresh in January 2012 by setting up all new rental accounts in QB?<br /><br />Also, one of the features I do love in QRPM was the free document attachment feature. QB 2011 charges a fee for that even if it's local storage. QB 2012 now includes that feature (only local storage) with the program. I guess I'll have to upgrade again! :(]]></description>

Pre-quickbooks, I would keep an &quot;Envelope&quot; of 3 months of expenses for each property so that if a renter bailed or a major repair came up I was covered.<br /><br />How can I setup something similar in Quickbooks? I want to see that the 3 months are always there and i don't want the funds to look co-mingled with the spendable money. I don't mind the money being in the same actual bank account the with spendable money, but on paper, I want it to look separate and untouchable except in an emergency. I have purchased your guide it has been of great help thus far. I had a question regarding the expenses and how I can deal with them the way I currently am. I am currently running OSAS accounting software and making the transition to Quickbooks for this coming year for one of our entities (15 student rental properties near a university). Currently, I am taking your approach to setting up the chart of accounts, but here is how I have mine setup on OSAS as of now. I have an account such as lawn service setup as 6110-___. Depending on what property has the lawn service done, I will fill in the appropriate sub account name (6110-001 being lawn service for property #1). I can also spread this expense over all of my properties by placing it in the account 6110-999.<br /><br />This is where my question comes into play. I do not want to setup a separate sub-account for each expense in my chart of accounts, but I'm sure I can still select a class (or sub-class) when billing to track this expense with that particular property. Is this correct?<br /><br />In addition, how can I spread expenses evenly over multiple properties in quickbooks? If I simple create a account in the chart and name it say, &quot;lawn service&quot;, can I somehow spread this service over all my properties evenly instead of selecting a single class when accounting for it or creating sub-accounts in the chart under &quot;lawn service&quot; and manually chopping up the expense over each property?<br /><br />The reason I need to have this ability is that we have 76 rental properties all together and we may have a guy out mowing lawns for 8 hours, 5 days a week. I need to be able to spread the cost of things such as this over each individual property evenly with the same effect as I currently have by using the -999 option rather than selecting a specific property.]]></description>

We also have 2 local rentals which we manage ourselves where we receive the full rent and pay expenses directly from the same account. Would the same system apply with QB or does this require structuring QB differently for the out of state properties vs. the local ones, or can we use the same method to input?<br />Also, within QB, is there a way to pull up an individual property screen to see income and expenses per property? Are we able to save individual reports? Are we able to scan receipts or additional documents to add to a property's info.? I entered all payables and receivables into a specific class. However, when I run certain reports such as Unpaid bills detail, I cannot get the invoices to show the classes or even be filtered in each class. Same thing is happening on other reports. This is important because payables for each property is paid out of a separate account and not one general account.<br /><br />The main company reports, such as P&amp;L statement and Balance Sheet, work great with the individual classes, but it's the smaller reports (detailed reports) that I'm having problems with.<br /><br />Thanks for your help!]]></description>

<title>Quickbooks Pro 2011 for Mac vs. Windows Version (4 replies)</title><link>http://landlordaccounting.com/forum/read.php?1,3618,3618#msg-3618</link><description><![CDATA[ I am in the process of buying an 85 unit building. I am a Mac user and not exactly sure if I should use Quickbooks Pro 2011 for Mac or figure a way to run the Windows version. Although I understand that accounting and Quickbook principles are pretty much the same and the Mac version would probably do the trick, is it a mistake to use the Mac version if I am also employing an on-site manager who is most likely going to be a PC user?<br /><br />If we're on two different platforms, will we have to export files, send, and then import them back into the other program or can we share files seamlessly?<br /><br />Would I be making things more complicated than they need to be by using my beloved Mac or should I just bite the bullet and figure out a way to run the Windows version. If so, what version?<br /><br />Any opinions? Thanks in advance.]]></description>
